Creative Note Solutions works in the secondary market of mortgages to purchase first mortgages, second mortgages, and home equity loans (collectively known as notes) that have past due balances.  Because these loans are in arrears, we purchase them at a discount.  We fund these purchases with our own capital and partner with individual investors for more buying power and deeper discounts. Our team onboards newly purchased loans and begins the process of getting the borrower paying.  Once the borrower is performing again, investors receive monthly payouts with returns of up to 9% annually.

Here is how partnering with Creative Note Solutions to purchase a note works:

1.  Agreement – The investor signs an investor agreement that outlines the amount and terms of their investment.

2. Investor Match – Creative Note Solutions matches the investment based on an investor return schedule.

3. Loan Purchase – Creative Note Solutions uses its relationships with Asset Managers to access loans. After conducting strategic due diligence on each asset, we purchase one or more loans.

4. Loan Re-Performance – Creative Note Solutions then works with borrowers to create temporary workout plans and loan modifications to secure a stream of payments.

5. Loan Management – Creative Note Solutions continues to manage all aspects of the loan including loan servicing and payment processing, statements, payoff summaries, and collections*. In some cases we collect a single payment through a short sale, borrower refinance, or sale to another note buyer.  In rare cases assets may become real estate owned for the purpose of disposition and payout to its investors.

6. Investor Payout – Once the borrower begins making payments, monthly payouts with reporting are made to investors.
